GUIDELINES

  1. Applications for the Residences at SoMi Parc 2024 Initial Lease Up Waiting List can be submitted online only during the established open registration period from Monday, March 4th, 2024, at 12 a.m. (Midnight) thru Friday, March 8th, 2024, at 11:59 p.m. (Eastern Time). No paper applications will be available or accepted.
  2. Applicant(s) who submit more than one (1) application or who make misleading or false statements will be disqualified.
  3. All applications completed and submitted during the open online application period will have the same opportunity to automatically be entered into a computer-generated randomization process and issued a waiting list position, regardless of the date or time of submittal. Applicant(s) will receive a confirmation number to acknowledge successful submission of the application.
  4. Oncethe computer-generated randomization process is complete, applicants will be able to check their waiting list position and status by calling 786-530-9153, between 9:00 a.m. and 6:00 p.m., Monday through Friday, except holidays.
  5. Eligibility Requirements:
    At the time of selection, Applicant(s) must meet the program requirements and cannot exceed the income limits for the household composition established by Florida Housing Finance Corporation. The 2023 income limits are as follows:

7. Student Status
The workforce housing units at 60% AMI and 80% AMI were financed by IRS Sect. 42 affordable housing programs which do not generally allow occupancy by households comprised entirely of full-time students. Some exceptions may apply based on regulations.

8. Reasonable Accommodation
Persons with disabilities may request assistance with completing the waiting list application by contacting the Leasing Office at 786-530-9153 between 9:00 a.m. and 6:00 p.m., Monday through Friday, except holidays. Technology and assistance are also available in person at the locations listed below during designated times:

INSTRUCTIONS

The Head of Household must be at least 18 years of age at the time of this submission.

Please have the following information available for the Head of Household (HOH) and for all additional household members:

  • Full name
  • Gender
  • Date of birth
  • Race
  • Ethnicity
  • Citizenship status
  • Social security numbers
  • Current mailing address, phone number, and email address
  • All Household Income
  • Family member(s) who have not been assigned a SSN, must sign a certification at the time of the initial eligibility interview, attesting to not having a SSN.

Note: Ethnicity and Race are collected for statistical purposes only.

MAINTAINING YOUR STATUS ON THE WAITING LIST
If you are selected from the waiting list, you will be contacted in writing to schedule your eligibility review with the leasing office. Contact attempts will be made via email, telephone and/or USPS Standard Mail. If you do not respond to our notifications, a second attempt will be made to contact you via the telephone number provided upon time of submission. YOUR NAME WILL BE REMOVED FROM THE WAITING LIST if you do not respond within five (5) days of initial notification.
